About Direct 1031 Exchange
Direct 1031 Exchange offers accredited investors with direct access to participate in a Section 1031 exchange. The Direct 1031 Exchange team has over 100 years Commercial Real Estate Experience and over $1B in transaction and capital experience. This experience ranges from capital raising, real estate development, real estate acquisitions/dispositions, and 1031 exchanges.
Our Executive Team
Mr. Brunger is the CEO of the Sponsor and a member of the executive management team. He was Senior Vice President at LaSalle Investments, a wholly owned subsidiary of Jones Lang LaSalle (JLL) responsible for management of distribution of REITs and Real Estate Products throughout the Eastern United States. In this capacity Mr. Brunger work with leading FINRA licensed broker-dealers and Registered Investment Advisors. Investments in the flagship REIT, JLL Income Property Trust, grew from seed investment to $1.8B in net equity during Mr. Brunger’s tenure.
Mr. Brunger served as the National Sales Manager for Sterling Foundation Management managing a team of professionals assisting family offices and ultra-high net worth individuals in formations and management of Private Family Foundations, Donor Advised Funds, and Charitable Trusts. He was a Regional Vice President at New York Life/MainStay Investments responsible for wire house broker dealer distribution. He facilitated over $300M of annual sales of investment and insurance related products in this roll.
Mr. Brunger served as Regional Vice President for Fidelity Charitable Services (a Fidelity Investments Company) working with attorneys, accountants, and families structuring donations of private business interests, real estate, private stock, and public stock into the Fidelity Charitable Gift Fund, a national donor advised fund program. During his tenure the organization grew from $700M of annual gifts to over $2.5B in annual gifts. Mr. Brunger also held the position of Regional Consultant at Fidelity Investments Institutional Services (FIIS) growing annual Southwestern territory sales of Fidelity Investments products from $174M to $315M.
Mr. Brunger holds the Chartered Advisor in Philanthropy (CAP) designation from The American College and FINRA licenses Series 6,7,63,66 (inactive). Mr. Brunger received B.As. in English and Political Science from the University of Vermont.
Matt Bear is a real estate and finance business leader with a rich history of approximately 28 years of transactional, development and advisory experience, including 10 years of principal investing and retail real estate development. His experience covers many of the major markets of the United States with clients and key business relationships that span across the real estate, finance and private equity sectors.
Matt was one of two founding partners of Venture Development Group. He led a team of 18 professionals across three regional offices that encompassed development, finance, property management and legal management. Matt was directly responsible for the development and execution of the firm’s investment/development strategies, while leading all aspects of acquisitions, dispositions and leasing of commercial real estate assets.
Louis H Reynolds III
Mr. Reynolds has personally raised over $2billion. Mr. Reynolds specializes in helping High Net Worth Families through their real estate decisions.

Mr. Reynolds holds degrees from California Polytechnic University in Finance, Real Estate, and Law.
He is a California native and lives in San Diego with his wife, five sons and a daughter.
Prior to joining Direct 1031 Exchange, Rusche was chief operating officer of Ultimate Property Group, overseeing investment property acquisitions, due diligence processes, syndication and investment marketing. Throughout his career, he has held key positions with Camden Property Trust (CPT), Promiseland Investment Group, Realty Capital Securities and Thompson National Properties, LLC.
Rusche focuses on real estate acquisitions, advising real estate investors and benefitting his clients and investors through efficiently and economically incorporating the power and cost savings of internet technology.
Alexandria (“Alex”) Keser
Alexandria (“Alex”) Keser, director of operations for Direct 1031 Exchange, is a seasoned real estate professional with more than eight years of industry experience.
Prior to joining Direct 1031 Exchange, Keser served as an administrative assistant at CBRE, the world’s largest commercial real estate firm. She served retail teams and the medical office team, with landlord and tenant representation and property sales. Keser obtained her Nevada real estate license in November 2015 to further assist her teams in leasing and sales transactions.
Keser spent the first four years of her career as a licensed community manager, supervising the residential operations of some of Las Vegas’ most well-known luxury high-rise condominium buildings and leading teams of 15 to 20 professionals to ensure smooth operations for both the employees and residents.
